Dentures for Comfort and Function
Properly fitted dentures are essential for confidence and comfort as well as for chewing and digestion. Well-made dentures are esthetically pleasing and enable individuals with missing teeth to effectively chew their food. The process of chewing stimulates saliva production and signals the digestive system to prepare for food intake. Just like natural teeth, dentures aid in the mechanical breakdown of food, facilitating easier digestion and nutrient absorption. Having dentures that can perform this task is extremely important. Equally important is having dentures that are comfortable and that give you the confidence to enjoy life without worrying about your dentures.
Multiple Offers & Bidding Wars Return!
With rates holding and confidence in future reductions, consumers are back shopping for properties. There are a few regulatory items in place intended to provide transparency in the process, particularly for sellers. REALTORS are required to provide a Disclosure of Expected Remuneration with every offer and counteroffer received, outlining the exact costs of services to the seller so they can make informed decisions. Additionally, the seller’s agent must provide all competing agents with a document outlining how many offers have been received by which brokerage and at what date. No details, such as price or terms, are included. We’d be happy to chat about your real estate needs!

Celebrate Important Relationships
As February arrives, people are reminded of the importance of spending time with family and the importance of relationships in their lives. Valentine’s Day brings up mixed emotions for many, with some looking to celebrate it, while others, for various reasons, try to avoid it. If we look at Valentine’s Day as we used to when we were children, we can see the day as a way to celebrate the important relationships we do have, regardless of type, and connect with all of them to let them know we are thinking about them.

Property Assessments
Property assessments are in! What do they really mean? Your municipality needs to determine how much your contribution to the overall budget should be, so they apply a “mill rate” to the estimated value of your house. You probably have never had a physical assessment, nor have you reported upgrades or renovations. The assessment number is a guess at best. It’s always interesting that owners want their assessment to be low when paying taxes but high when trying to sell! The assessment is irrelevant to market value; it is only determined by what a buyer is willing to pay. We’d be happy to chat about your real estate needs.
